NORTHWEST

Pinecliff - North of Garden of the Gods Road and west off I- 25. Treed lots in the bluffs. Includes the upper reaches of the canyon ridge and the valley with a 300-acre city park.

Mountain Shadows - Located in the western foothills, bordered by the Flying W Ranch and Garden of the Gods. Large treed lots with views of the foothills and close proximity to many of the electronic companies. The master plan incorporates an integration of parks and trail systems.
Price Range: $260,000-$750,000.

Peregrine - The mountain convent of the Sisters of St. Francis stands in the heart of the valley. The Upper Peregrine and Hunters Point offer views of the front range and city.

Woodmen Oaks and Woodmen Valley - County-maintained roads, wells and septic systems (except in Thunderbird Estates and Pine Creek Estates). Large lots - horses may be allowed. Mixture of pine trees, scrub oak and meadows and 60 foot sandstone "hoodoos".

NORTHEAST

Chapel Ridge - Newer, north/central community of custom homes near Pine Creek Golf Course and Briargate Business Campus. Easily accessible via I-25 northeast of the Briargate interchange, exit 151. Scenic views of the front range.
Price Range: $300,000-500,000

Briargate - Directly east of I-25 and Academy Boulevard. Briargate's 10,000 acres of planned development features a full scope of housing from single family detached homes to apartments and townhomes. Neighborhoods are identified with perimeter fencing and limited road access to provide for safe and pleasant living environments.
Price Range: $200,000- $500,000.

Falcon Estates, Columbine & Brookwood Estates - These areas are in northeastern Colorado Springs and offer home sites zoned for horses. Water is from wells and sewage is septic and roads are maintained by the County. Homes were built mainly in the 70's.
Price Range: $200,000 - $300,000.

Erindale - Located on one of the many bluffs, with private treed lots and views of the front range.
Price Range: $225,000 - $450,000.

Charter Greens - Billed as a clean-air community, 164 homes feature natural gas appliances and conservation landscaping. Overlooks Pine Creek Golf Club and has senic mountain views. East of Hwy. 83, access is via Lexington off Old Ranch Rd.
Price Range: $250,000 - $350,000.

Vista Grande and Garden Ranch - Established in the early 70's. Larger lots, mature trees and landscaping. Central to shopping and business districts.
Price Range: $150,000 - $275,000.

Norwood - New development.
Price Range: $150,000 - $300,000.

EAST

Rustic Hills - Diverse neighborhood with some acre+ allowing horses on the property. This area is in town, but has the feeling of being in the country.
Price Range: $120,000 - $350,000.

Austin Estates, Knob Hill, & Prospect Park - These areas consist of older homes and established neighborhoods.
Price Range: $125,000 - $200,000.

Eastborough, Park Hill, & Pikes Peak Park - These neighborhoods contain very affordable homes and are conveniently located to many of the city's larger employers.
Price Range: $80,000 - $160,000.

Stetson Hills - Newer community, located east of Powers Boulevard and Barnes Road.
Price Range: $120,000 - $250,000.

Falcon, Peyton & Calhan - These are country areas with mostly five acre-plus homesites, allowing horses and other domestic animals. Wells and septic tanks are on the acreages. Some stores and restaurants nearby. Price range varies with acreage. Home prices cover a wide range depending on how far from town. 

Cimarron - Cimarron, located just north of Peterson AFB and east of Powers Boulevard, is a family-oriented neighborhood featuring a variety of newer and older homes.
Price Range: $125,000 - $175,000.

Constitution Hills - Newer development offering starter homes and good views of the mountains.
Price Range: $150,000 - $250,000.

Old Farm - mature neighborhood with easy access to both Academy/I-25 and Powers Blvd. Close to shopping and 5 minutes to Sky Sox Stadium.
Price Range: $175,000 - $300,000.

Village Seven and Villa Loma - Planned, older communities were built in the 60's and 70's and are centrally located.
Price Range: $150,000 - $325,000.

CENTRAL

Wasson, Patty Jewett, & Divine Redeemer - These neighborhoods consist of several established subdivisions built 10 to 20 years ago. Neighborhood schools and public golf course are nearby.
Price Range: $150,000 - $350,000

Cragmoor - Adjacent to the University of Colorado at Colorado Springs. Home sites with scrub oak and rocky outcroppings.
Price Range: $175,000 - $250,000.

Colorado Springs Country Club - This is an area of primarily custom homes adjacent to the private Colorado Springs Country Club with golf, tennis and swimming. It features rolling hills and curved streets and is near Palmer Park which has picnic areas, hiking and biking trails and horseback riding.
Price Range: $300,000 - $750,000.

St. Andrews - Custom and semi-custom homes on 67 acres with the rocky bluffs of Palmer Park forming a scenic natural barrier on the developments's eastern side. Between Austin Bluffs and Circle east of Union Blvd.
Price Range: $300,000 to $1,800,000.

Downtown - Old and diversified. Homes range from small bungalows to Victorian mansions. Just north of the downtown business district and surrounding Colorado College are some of the most beautiful, turn-of-the-century mansions in the area.

SOUTHWEST

Cheyenne Mountain Ranch - Located at the base of Cheyenne Mountain, this 3,000-acre community encompasses mesas, foothills and valleys and features more than 25 established neighborhoods. Surrounding the Country Club of Colorado and near the Broadmoor Resort, the community is noted for its beautiful landscaping and quiet residential streets; the area is governed by covenants.

Cheyenne Meadows & Cheyenne Hills - Located just east of Highway 115. Homes built in the 70's and 80's. Nearby Quail Lake Park offers fishing non-motorized boating, picnicking and other family recreation.
Price Range: $120,000 - $200,000.

Skyway - An upscale community high in the foothills just north of the famous Broadmoor Resort. Surrounded on three sides by city and county parks. Features custom-built homes with scenic views.
Price Range: $250,000 - $800,000.

Broadmoor - One of the most prestigious areas in the region. Many homes were built by the founders of Colorado Springs. The famous Broadmoor Resort is the focal point of the area which has larger home sites and cluster homes surrounding the Broadmoor's golf courses.
Price Range: $400,000 - $2,800,000.

Broadmoor Bluffs, Broadmoor Hills, Penhurst Park & Broadmoor Oaks - Just south of the Broadmoor area, these four communities host idyllic settings in the shadow of Cheyenne Mountain. This area features custom and semi-custom homes from $200,000 with magnificent vistas of the city lights. Home construction in these communities are restricted to natural products and must follow the natural contours of the land. Open spaces are preserved along the sloping ground between homes.

WEST

Cedar Heights - Luxury homes set in foothills lure homeowners seeking natural settings. Area has controlled access.
Price Range: $400,000 - $900,000.

Holland Park - Family-oriented neighborhoods, between Fillmore and Centennial, convenient to major traffic arteries.
Price Range: $175,000 - $250,000.

Kissing Camels - Prestigious neighborhood overlooking Garden of the Gods. Controlled-access entrance, a private country club, and the Garden of the Gods Club.
Price Range: $450,000-$1,500,000.

Manitou Springs & Crystal Hills - Known for its mineral springs and historic architecture. Many residences overlook the town, Garden of the Gods or Colorado Springs to the east.

Westside - Oldest area in the city. Many neighborhoods surround the Old Colorado City Historic District.
Price Range: $150,000 - $300,000.

Ute Pass - Situated west of Colorado Springs, the communities of Green Mountain Falls, Cascade, Chipita Park, Divide, and Woodland Park offer a true mountain setting.

Mesa Heights - Newer homes on the west side close to downtown.
Price Range: $180,000 - $260,000.

SOUTH

Fountain Valley - Encompasses the communities of Security, Widefield and Fountain. Relatively inexpensive housing. Security and Widefield began development in the early 1950's and have a variety of housing styles. Fountain was established in 1903.
Price Range: $90,000 - $200,000.

SOUTHEAST

Southborough - Primarily single family homes built in the 1980's.
Price Range: $1200,000-$250,000.
