NORTH
Palmer Lake - Located three miles northwest of
Monument on Highway 105. Features new and older homes dating back to the

Briargate - Directly east of I-25 and Academy Boulevard. Briargate's

detached homes to apartments and townhomes. Neighborhoods are identified with perimeter

Falcon Estates, Columbine & Brookwood Estates - These
areas are in northeastern Colorado Springs and offer home sites zoned for horses. Water is
from wells and sewage is septic and roads are maintained by the County. Homes were built
mainly in the 70's.

Erindale - Located on one of the many bluffs, with private treed lots and

EAST
Rustic Hills - Diverse neighborhood with some acre+ allowing horses on
the property. This area is in town, but has the feeling of being in the country.

Austin Estates, Knob Hill, & Prospect Park - These areas consist of
older homes and established neighborhoods.
Price Range: $125,000 - $200,000.
Eastborough, Park Hill, & Pikes Peak Park - These neighborhoods
contain very affordable homes and are conveniently located to many of the city's larger
employers.
Price Range: $80,000 - $160,000.
Stetson Hills - Newer community,
located east
of Powers Boulevard and Barnes Road.

Falcon, Peyton & Calhan - These are country areas with mostly five

are on the acreages. Some stores and restaurants nearby. Price range varies with acreage.

Cimarron - Cimarron, located just north of Peterson AFB and east of

Constitution Hills - Newer development offering starter homes and good
views of the mountains.
Price Range: $150,000 - $250,000.
Old Farm - mature neighborhood with easy access to both
Academy/I-25 and Powers Blvd. Close to shopping and 5 minutes to Sky Sox Stadium.

Village Seven and Villa Loma - Planned, older communities were built in
the 60's and 70's and are centrally located.

CENTRAL
Wasson, Patty Jewett, & Divine Redeemer - These neighborhoods consist
of several established subdivisions built 10 to 20 years ago. Neighborhood schools and
public golf course are nearby.

Cragmoor - Adjacent to the University of Colorado at Colorado Springs.
Home sites with scrub oak and rocky outcroppings.
Price Range: $175,000 - $250,000.
Colorado Springs Country Club - This is an area of primarily custom homes
adjacent to the private Colorado Springs Country Club with golf, tennis and swimming. It
features rolling hills and curved streets and is near Palmer Park which has picnic areas,
hiking and biking trails and horseback riding.

St. Andrews - Custom and semi-custom homes on 67 acres with the rocky
bluffs of Palmer Park forming a scenic natural barrier on the developments's eastern side.

Cheyenne Mountain Ranch - Located at the base of Cheyenne Mountain, this
3,000-acre community encompasses mesas, foothills and valleys and features more than 25

Resort, the community is noted for its beautiful landscaping and quiet residential
streets; the area is governed by covenants.

Cheyenne Meadows & Cheyenne Hills - Located just east of Highway 115.
Homes built in the 70's and 80's. Nearby Quail Lake Park offers fishing non-motorized

were built by the founders of Colorado Springs. The famous Broadmoor Resort is the focal

Broadmoor Bluffs, Broadmoor Hills, Penhurst Park & Broadmoor Oaks -
Just south of the Broadmoor area, these four communities host idyllic settings in the
shadow of Cheyenne Mountain. This area features custom and semi-custom homes from $200,000
with magnificent vistas of the city lights. Home construction in these communities are
restricted to natural products and must follow the natural contours of the land. Open
spaces are preserved along the sloping ground between homes.

WEST

SOUTH
Fountain Valley - Encompasses the communities of Security, Widefield and
Fountain. Relatively inexpensive housing. Security and Widefield began development in the
early 1950's and have a variety of housing styles. Fountain was established in 1903.

SOUTHEAST
Southborough - Primarily single family homes built in the 1980's.
Price Range: $1200,000-$250,000.
